Are you getting ready to buy a new house? - What you need to know


If so, it’s a very exciting time — and you’re not alone. With home prices competitive and interest rates low, many people are considering the real estate market. Maybe you’re a first-time home buyer, or looking to purchase a second home. Perhaps you’re an empty nester looking for a cozy smaller property.


As you look at potential properties and start to calculate the overall price of ownership, it’s important to factor in the potential insurance costs. “When people look at homes, they tend to focus on factors such as property taxes, neighborhoods, school districts, and available recreational and cultural opportunities,” said Jeanne M. Salvatore, senior vice president and consumer spokesperson for the Insurance Information Institute (I.I.I.). Insurance is an often overlooked item.

What to ask When looking at prospective new homes, the I.I.I. suggests asking the following questions:


How far is the home from the fire department? Properties located near professional, permanently staffed fire departments generally cost less to insure.

What is the condition of the plumbing and electrical systems? Age and lack of appropriate maintenance can affect the safety of plumbing and electrical systems so older homes may cost more to insure.

Is the home vulnerable to wind damage, earthquake, flooding? Properties vulnerable to wind, flood or earthquake damage will generally cost more to insure and may require separate policies to provide specific coverage.

Is the house well-built and well-maintained? Consider hiring a licensed home inspector to determine the general condition of the property. Routine maintenance will be your responsibility as a homeowner.

Check loss/claims history report. Ask the current owner for a copy of an insurance loss history report, such as a Comprehensive Loss Underwriting Exchange (C.L.U.E.) report from ChoicePoint or an A-PLUS report from ISO, a leading source of information about property/casualty insurance. This will provide you with a record of insurance claims for the last five years and can give you some insight with regard to past problems in the home and whether previous damage, if any, was properly repaired.

Along with a knowledgeable home inspector, I can be helpful in answering some of your questions and providing information so that you can decide how to insure your new home. Don’t wait until the last minute to think about insurance.

Semis. 18-wheelers. Extra-long buses. RVs and towed trailers. From country roads to city streets, big rigs of all kinds are everywhere. If you’re not aware of their limitations, sharing the road with these large vehicles can be dangerous. For example, trucks don’t have the same stop-and-go capacity as passenger cars. And, considering their height and weight, they can inflict serious damage to smaller vehicles and their passengers — not to mention pedestrians. Here are some driving tips that may help keep you and your passengers safe when you’re sharing the road with a big rig:


Be aware of “no zones” — Large trucks have blind spots around the front, back and sides of the vehicle. Try and stay out of these areas because the driver can’t see you. Take away: If you can’t see the driver in the truck’s mirror, the driver can’t see you.

Passing rules — Before making a move, make sure you can see the front of the truck in your rear-view mirror. Don’t flash your lights; it’s not a universal signal and may only serve to confuse. Take away: Always signal your intent, pass on the left and pass quickly.

Changing lanes — Large trucks take longer to stop than a car traveling at the same speed so they need greater braking distance. Take away: Don’t pull in front of a large truck and suddenly slow down or stop. The trucker may not be able to stop quickly enough to avoid crashing into you.
Avoid a “squeeze play” — In order to negotiate a right turn, particularly in urban areas, truck drivers sometimes swing wide to the left. They can’t see directly behind or beside their vehicle so don’t create a “squeeze” by cutting between the truck and the curb. Take away: Pay attention to truck signals and give them plenty of room to maneuver.

Be extra cautious As you share the roads and highways with trucks, buses and large hauling vehicles, be attentive and stay focused. It may help you share the road safely.



Is your IRA working for you?


Recent studies indicate that over the past few years only a fraction of investors who hold traditional IRAs made annual contributions, and only about one in 14 took full advantage and maxed-out their contributions. If you have an IRA, I ask you this: Is your IRA working as hard as it could for you? Here are some tips to consider.


Did you contribute?If not, you have until April 15, 2011, to make IRA contributions for the 2010 tax year. See accompanying chart for contribution information.
Are your beneficiary designations up to date?If something happens to you while you still have assets in your IRA, your beneficiary designation form will determine who receives those assets. Make sure your forms are up to date and filed with your IRA custodian.
Have you rolled everything over?Today many of us change jobs frequently, so it’s not unusual to have several employer-sponsored retirement plans. While there may be some advantages to keeping those accounts open, you can simplify your life by rolling them all into a single IRA. You may be able to preserve tax-deferred features, streamline your finances, save money on annual fees and organize your record keeping. I can give you additional information on rollovers.
One easy way to save for retirement is to contribute to an IRA — a traditional or a Roth. So if you don’t already have an IRA, now may be a good time to establish one. Which type may be suitable for you depends upon several factors, such as your age, income and whether you have an employer-sponsored plan at work.

Golf - Farmers Insurance Open

A lot of interest in how Tiger comes back this year and whilst I think his tee to green issues are almost fixed, its his putting that remains the big question mark. Until such time as I am completely satisfied that his touch has returned will be staying away from him.

This field is weaker than normal with all the top players preferring to remain in the desert. In fact as mentioned on my twitter last week, am strongly considering switching permanently to the Euro tour as the players at the top end are better and the courses have more nuances to them making it easier to find players who are suited.

Almost the form American player of the last 6-12 months and has commenced 2011 strongly with two top 10 from his two starts. Considering he has only really taken off the last year or so his record at Torrey Pines long term is good. 4 top 30s from last 6 appearances here (highest T11 last year) with only one missed cut. Has an accurate and long game which will suit here. Big odds for a player in the form he is.

Charles Howell III 0.7 units @ $34 (betfair)
Getting back to his best and this courses premium on accuracy and GIR definitely suits him. Last 6 appearances here have yielded T9, T42, T13, 2nd, T39 and 2nd so obviously loves it here. Not someone you would want to be having your last on but in this weaker field must be rated a big hope.

Kevin Sutherland 2 units @ $4.00 (centrebet)
Ultra consistent, straight hitter who usually plays his best golf early in the season. Being from California is used to these greens and his record at Torrey Pines is good with 4 top 20s in his last six appearances here. Probably should have finished closer last week but for a last round 71 so current form is acceptable.
